The world market is very aware of the current status of bank owned properties as well as the numerous foreclosures that exist. In the past there have been international purchasers of American property on a very high end exclusive scale, with numbers reaching in the billions. This movement has recently moved into the MULI-MILLION dollar International investment buyer.

Our focus has now turned to the suffering sales of the single family home market. This market is suffering in large part to over saturation of product combined with and ever fluctuating adjustable mortgage rate. Forcing homeowners to drop the bottom out on the true values of their homes or go directly into foreclosure.

Marketing - the business activity of presenting products or services in such a way as to make them desirable
Portfolio Package Marketing - of single family homes is a unique way of putting an end to this for some sellers. When individuals are seeking to sell their homes quickly and salvage their credit. An option like this is one of grace and timing!
This is achieved by placing a home into a portfolio of other homes in a specific market area. A seller has the best opportunity to get their home sold quickly! There are numerous criteria that need to be established prior to placing a home in a portfolio of other homes but once these are satisfied the process is simple.
How Does Portfolio Package Marketing Work?
The Corum group maintains a list of available properties to be purchased by an international real estate investment group. This list of homes has had a price associated with it that represents the best possible purchase price for those homes when sold in a group. The purpose of this is to eliminate the independent negotiating on the part of the buyers for 10, 20, 50 or 100 homes individually which can be time consuming.
All homes are grouped in batches based on specific dollar amounts. For example there may be a set of ten $250,000 homes all being portfolio marketed to an investment group. This is a $2.5 million dollar portfolio and the homes in the set will not be separated and sold independently. Although the homes can be added to another portfolio of ten or twenty homes and sold in a group.
At times large portfolios can be split to adjust to a specific purchasing groups needs. For example a potential buyer is looking for five homes out of the $150,000 portfolio, five in the $250,000 and ten in the $300,000 portfolio. When this occurs the portfolios are separated and sold. The remaining homes are added to another portfolio of homes of a similar price range or quality. Until more properties are added that would be better suited for a combined sale.

The Corum group makes diligent effort in marketing these homes abroad via a multitude of avenues. Our primary focus is the established relationships we have with investment companies we have transacted business with in the past.
Secondarily there is a wide spread media presence in every region of the world we present our properties. We submit all portfolios to over 100 website services as well as directly deliver to investment groups/companies abroad. These relationships are exclusive to
The Corum group and due to the volume of transactions generated in the past are never overlooked.
In some circumstances we approach representatives that are participating in their own international marketing campaigns of a portfolio of property. We ask that they market our portfolios in conjunction when we can’t attend events. These types of events are designed to draw in investors who have been sighted as habitual buyers of real estate.
We prepare market information as well as property management services to all international buyers of our portfolio properties. Each home is diligently inspected prior to the sale and all liens and grievances against the homes in question are made clear prior to the title search.
There is not an active listing contract maintained on any property that is involved in Portfolio Package Marketing. Prior to the contracting of a property for sale in a portfolio the seller then is required to sign a buyer specific contract. The commission for this process is 1%.
How long does it take?
Typically properties involved in Portfolio Package Marketing when priced appropriately have less than a 90 day timeframe to sale. This may result in a constant switching of inventory by our company. In general when the seller of a home recognizes that the pricing of their home when sold in conjunction with others makes for a fast sale. The timeline moves faster than most involved imagined.
